Or mail AdThe fund offers a stable and fixed return with a low risk profile. At the same time, you support Dutch businesses by giving them access to the capital they need to grow. WDL, as fund manager, invests 2% of the total capital alongside you.
The fund has a maximum size of €35 million and provides loans with an average size of €750,000. This allows us to issue approximately 30 to 60 loans, creating a well-diversified portfolio across various types of real estate. These include commercial properties (both owner-occupied and leased), rental housing, and development sites.
No, early withdrawal is not possible. When you invest, you commit for a term of approximately 5 to 6 years. However, your claim on the fund’s entity can be transferred to another party, provided the fund manager approves the transfer. Due to anti-money laundering (Wwft) regulations, claims cannot be transferred freely: we must always know exactly who we are doing business with.
As with any investment, the WDL 1st Mortgage Fund II involves certain risks. We mitigate these risks by being highly selective when screening financing requests. On average, we finance up to 70% of the collateral’s value. In case a borrower defaults and foreclosure becomes necessary, we aim to recover at least 70% of the market value through the sale of the property.
The expected term is 4 to 6 years, as we provide loans to SMEs with a maximum term of 5 years. Your investment duration will run in parallel with the terms of the underlying loans.
Yes, the shareholders of the fund manager invest capital as well. WDL Kredietfondsen contributes 2% of the total capital raised in the fund.
There are no additional or hidden fees linked to your investment. You receive a 6% annual interest, which is paid out monthly from the start.
No, you don’t have individual collateral for your investment. However, as investors, you collectively hold the only claim against the fund. This means that all interest and repayments from the issued loans flow directly to you as an investor. There are no other creditors.
There are no costs charged to investors. We expect to issue loans at an average interest rate of 7%, of which you receive 6%. The fund’s administration and management costs amount to 0.55% annually. For each new loan, a one-time origination fee of 0.5% is charged.
You will receive a quarterly update on the issued loans and the fund’s performance.
